Morning joggers in HRBR Layout greet each other by their dog’s name, not their own. In JP Nagar, pet bakeries outnumber hardware stores. This is a city that treats its pets like family.

Yet, that affection fades the moment the rental agreement comes out of the drawer. In the last year, more and more tenants have begun encountering a new add-on: a flat Rs 1000–2000 per month as pet rent.

Not as a deposit. Not as a society fee. A clean monthly surcharge tucked between clauses about maintenance and painting. It’s a trend that crept in silently but is now shaping the house-hunting journey of thousands of pet parents.

How This Trend Crept Into Bengaluru’s Rentals

There wasn’t one moment when landlords collectively decided to monetise pets. It spread like gossip – quietly, but consistently. First came Koramangala and HSR Layout. Younger landlords renting out builder floors began adding extra charges, arguing pets cause more wear and tear. Soon Indiranagar followed, where some homeowners insisted cats scratch wooden frames and dogs shed excessively.

Then gated societies in Bellandur, Kadubeesanahalli and Whitefield began surfacing with their own unwritten expectations. Brokers started slipping lines such as “pet is fine, but owner wants extra 1500 for cleaning issues” or “society people ask too many questions, so landlord prefers charging a fee.”

What was once a rare exception is now a common negotiation point in Bengaluru’s most rented neighbourhoods.

What Landlords Say the Pet Rent Covers

Ask ten landlords why they are charging pet rent and the responses form a pattern:

  • Deep cleaning during move-out
  • Extra repainting due to hair, scratches or odour
  • Scratches on doors and wooden frames
  • Neighbour complaints about barking
  • Balcony stains
  • Chewed furniture edges
  • Extra maintenance for common areas

Most of these are real possibilities, but the fixed monthly fee raises questions. Many tenants, especially those who keep their homes spotless, argue that the surcharge is based more on fear than fact.

A husky might need heavy vacuuming, but a short-haired indie cat may not cause any damage at all. Bengaluru’s landlords, however, prefer flat rules over nuanced allowances.

Extra Conditions That Pet Parents Face

It’s not only the money. Pet parents are encountering additional conditions that feel like navigating an obstacle course.

Common add-ons include:

  • One-time non-refundable pet deposit
  • Upfront repainting charge
  • Breed-based restrictions
  • Restrictions on pets in common areas
  • Fines for noise complaints
  • Clauses requiring tenants to carry pets in lifts
  • Zero-tolerance rules for loose pets in corridors
  • Mandatory deep cleaning at the end of tenancy

There are also stranger cases. A tenant in Indiranagar was asked to sign a clause promising her cat would not cause “lift disturbance”. Another in Whitefield was told he must install a “pet mesh” on all windows at his own cost, even though his pet was a goldfish.

What the Laws Really Say

Here’s where clarity matters. Karnataka does not have a law that bans tenants from owning pets. Housing societies cannot create blanket bans and cannot restrict pets based on breed. They also cannot threaten eviction purely because of noise or complaints. These guidelines have been repeatedly reinforced by the Animal Welfare Board.

But private homeowners may put additional clauses in rental agreements. Once signed, these conditions become binding. This legal flexibility is where pet rent, pet deposits and other charges enter the picture. They may not be morally aligned with the spirit of pet ownership, but they remain legally enforceable in private contracts.

The Harshest Reality: Bachelors With Pets Face the Most Resistance

Another bachelor in Electronic City was told he could only rent if he agreed to limit his dog’s walking hours to morning and night, because afternoon barking “affects the paying guests nearby.”

What Pet Parents Should Check Before Signing

Here’s a practical checklist every pet parent should run through:

  • Ask whether there is a monthly pet rent and get the exact number
  • Clarify if there is a refundable or non-refundable pet deposit
  • Check repainting rules and who pays for it
  • Ask whether deep cleaning is mandatory during move-out
  • In gated communities, get a clear copy of pet rules
  • Check whether the society restricts certain breeds or weights
  • Confirm whether pets can use lifts
  • Clarify noise complaint procedures
  • Ask whether neighbours have previously objected to pets
  • Insist all verbal agreements be recorded in writing

Skipping these questions often leads to shockers at the end of your lease.

The Larger Story of Bengaluru’s Rental Psychology

The truth is simple. Bengaluru loves pets, but the rental market loves rules even more.

As the number of pet parents grows among millennials and young couples, landlords see both risk and opportunity. Some monetise it through pet rent. Some use it to filter tenants. Some use it as a negotiation tactic.

What may emerge in the future is a more standardised system: fixed pet deposits, clear pet policies, and fewer surprises during agreement signing. Until then, pet parents navigate this landscape with a mix of patience, humour, and resilience, while their pets nap peacefully, unaware of the rent they’re apparently responsible for.
